ALTIN KAFES
Her
tesisler bile fiyat indirimi yapmak zorunda kalır.
Antalya,
Mallorca, Girit, Dubai, Phuket, Bali, Hurghada veya Kanarya Adaları…
Hepsi
aynı ürünü satıyor gibi görünür:
“Güneş,
deniz ve tatil.”
Ama
neden bazıları dünyanın en pahalı destinasyonları haline gelirken bazıları
sürekli fiyat rekabeti yapmak zorunda kalıyor?
Bunun
cevabı Destinasyon Değeri kavramında yatmaktadır.
Destinasyon
Değeri Nedir?
Bir
destinasyonun değeri;
bir ifadeyle;
İnsanlar
yalnızca fiyatı değil;
• gitmeye
değer mi,
• güvenli
mi,
• arkadaşlarıma
anlatabileceğim kadar etkileyici mi,
• tekrar
gelmek ister miyim,
• sosyal
medyada paylaşmaya değer mi,
sorularının
cevabını satın alırlar.
Destinasyon
değeri işte tam olarak budur.
Dünyanın
En Güçlü Destinasyonları Neden Güçlü?
Çin
Seddi’ni düşünelim.
Milyonlarca
Louvre
Müzesi yılda milyonlarca ziyaretçiyi tek başına Paris’e çekebiliyor.
Hiç
kimse;
“Oradaki
otelin havuzu kaç metre?” diye sormuyor.
Çünkü
destinasyon, otelden daha değerli.
Destinasyon Değeri Nasıl Ölçülür?
Turizm
International, World Economic Forum, Bloom Consulting, Brand Finance, Travel
& Tourism Development Index ve uluslararası hava taşımacılığı verileri
önemli referanslardır.
Bu
çalışmalar birlikte değerlendirildiğinde güçlü bir destinasyonu oluşturan temel
kriterler ortaya çıkar.
Bakalım;
1. Marka Gücü
Bir
destinasyonun adı tek başına seyahat isteği oluşturabiliyor mu?
“Maldivler”
“Bali”
“Santorini”
Bu
isimler aslında birer turizm markasıdır.
2. Küresel Bilinirlik

Akdeniz’in En Güçlü Resort Destinasyonları
kriterleri Akdeniz’in önemli destinasyonlarına uygularsak yaklaşık şu şekilde

Oysa
kent; Perge, Aspendos, Side, Olympos, Phaselis, Myra, Patara, Likya Yolu, Toros
İtalya güneş de satmıyor; Akdeniz’in tamamında aynı güneş doğuyor.
Peki insanlar neden İtalya’yı tercih
ediyor?
Çünkü İtalya;
Rönesans’ı satıyor. Leonardo da Vinci’yi, Michelangelo’yu satıyor. Roma
GOLDEN CAGE
Our veteran tourism professionals, who are a few years
older than us, are the representatives of a highly esteemed generation that
laid the foundations of tourism in Turkey and played a pioneering role in
reaching the point we are at today. If we tried to name them one by one, these
lines would not be enough; even though some are no longer with us, the works
they left behind and the paths they forged continue to live on. We cannot thank
them enough or remember them with enough respect.
We, on the other hand, have tried to carry this
precious legacy entrusted by them to the present day without breaking it,
wearing it out, and preserving its value. Even half of my life has been spent
in tourism, and the other half was already my youth. Time flies, and the
entrusted legacies are handed over to their new owners; now it is the younger
generation's turn to take over the flag. I firmly believe that they will carry
our country, which has become one of the most important tourism destinations in
the world, to much further points with their knowledge, vision, and energy.
This work below, which I can describe in a sense as a
"tourism declaration," is not just an opinion piece. At the same
time, it is a roadmap filtered through years of experience, successes and
failures, mistakes made, and lessons learned. I hope it will serve as a
permanent reference source for youth studying tourism at universities,
professionals in decision-making positions in the sector, and future managers ;
perhaps even being valued as a guide that remains current in the year 2035.
For many years, the tourism success of our country,
and especially Antalya, was measured almost exclusively by the number of
arriving tourists. We rejoiced when records were broken and fell into pessimism
when numbers dropped. However, global crises, wars, pandemics, and changing
consumer expectations in recent years have shown us a very important truth: The
true value of a destination can no longer be measured merely by how many
tourists it hosts. What truly matters is how strong a brand that destination is,
to what extent it can preserve its natural and cultural values, and its
resilience against crises. If a destination can protect its own value, it need
not fear temporary crises. Because wars end, pandemics over, economic
fluctuations pass ; but destinations that maintain their true value manage to
stand up again and regain their former strength. For this reason, the permanent
value and reputation of the destination should be at the core of sustainable
tourism, rather than the number of tourists.
How is the True Value of a Holiday Destination
Measured? Every year,
millions of people travel thousands of kilometers for a holiday. Some spend a
fortune for a few days in the Maldives, some book months in advance to watch
the sunset in Santorini, and some risk hiking in the mountains for days to
reach Machu Picchu. The interesting thing is this : People don't just pay for
the sea, the sun, or a nice hotel. What they are actually buying is a "destination
value".
Today, the biggest competition in world tourism is no
longer between hotels, but between destinations. Because strong destinations
fill their hotels; in weak destinations, even the most luxurious facilities
have to offer price discounts. Antalya, Mallorca, Crete, Dubai, Phuket, Bali,
Hurghada, or the Canary Islands… They all seem to sell the same product :
"Sun, sea, and holiday." But why do some become the most expensive
destinations in the world while others constantly have to compete on price? The
answer lies in the concept of Destination Value.
What is Destination Value? The value of a destination is; "the sum of the
cost, time, and effort a tourist is willing to endure to visit that
region."
In other words; People do not just buy the price; they
buy the answers to the following questions:
- Is it worth going?
- Is it safe?
- Is it
impressive enough to tell my friends about?
- Would I
want to come back?
- Is it
worth sharing on social media?
This is exactly what destination value is.
Why are the World's Strongest Destinations Strong? Let's think of the Great Wall of China. Millions of
people fly to China just to walk on the Great Wall for a few hours. Let's think
of Machu Picchu. Even though the number of visitors is limited, reservations
are filled months in advance. The Grand Egyptian Museum in Egypt became one of
the most talked-about tourism investments in the world even before it opened.
The Louvre Museum alone can attract millions of visitors to Paris a year.
Nobody asks; "How many meters is the hotel pool there?" Because the
destination is more valuable than the hotel.
How is Destination Value Measured? Although there is no single official
"Destination Value Index" in tourism economics, the world's leading
institutions try to measure this value through different indicators. Among
these, UN Tourism (UNWTO), WTTC, Euromonitor International, World Economic
Forum, Bloom Consulting, Brand Finance, Travel & Tourism Development Index,
and international air transport data are important references. When these
studies are evaluated together, the basic criteria that make up a strong
destination emerge. Let's take a look;
- Brand
Power: Can
the name of a destination alone create a desire to travel? ("Maldives",
"Bali", "Santorini"). These names are actually tourism
brands.
- Global
Awareness: Google
searches, social media posts, TV series, movies, digital visibility.
Today, the value of destinations is largely formed in the digital world.
- Natural
Wealth:
Beaches, climate, forests, mountains, national parks, sea quality.
- Cultural
Heritage: UNESCO
World Heritage sites, museums, ancient cities, local life, gastronomy,
festivals. Culture is the longest-lasting competitive advantage of
destinations.
- Accessibility: Direct flights from how many
countries? Flight duration, airport capacity, visa facilitation, transfer
quality.
- Accommodation
Quality: Bed
capacity, international hotel brands, service quality, staff training,
occupancy rates.
- Security: Political stability, crime
rate, health infrastructure, disaster management, tourist safety.
- Experience
Diversity: Golf,
cruise, nature, adventure, yacht tourism, culture, congress, health,
sports, shopping. A tourist does not just want to see a beach.
- Price /
Value Balance: Being
expensive is not bad. Providing value for money is important. Switzerland
is expensive, but no one minds. Because the experience they buy is unique.
- Sustainability: Environmental management, Blue
Flag, carbon policies, local population satisfaction, nature conservation.
Sustainable destinations will win the tourism of the
future.
There is no official table called the Destination
Value Index. I blended these topics and created a study just to give an idea.
Based on the criteria above, destinations can be evaluated out of 100 points.

The Strongest Resort Destinations of the Mediterranean Let's now re-evaluate Antalya and our competitors
from this perspective. What are the strengths of our city? In which areas are
we ahead of our competitors? What are our shortcomings that we need to address?
Perhaps it is time to prepare a report card that measures not only the number
of tourists but the true value of Antalya. The scores below are a sample
"Destination Value Index" prepared by evaluating indicators such as
international brand power, visitor volume, tourism infrastructure, cultural
wealth, accessibility, and sustainability together.

(Note: The table continues in the original text with
Dubrovnik, Sardinia, Sicily, Cyprus, Malta, Hurghada, etc. down to Sousse at
80). This table
shows an important truth. In the Mediterranean, competition is no longer based
solely on price; destinations with high brand value generate higher revenue,
extend their seasons, and make their visitors more loyal.
Antalya's Power Let's try to look at Antalya, which is at the top of
the list, with an objective eye. Today, Antalya is one of the largest resort
destinations in the world with a bed capacity of approximately 700 thousand,
hundreds of Blue Flag beaches, tourism diversity spread over four seasons,
international air connections, and a capacity to host over 17 million foreign
visitors a year. However, despite this size, Antalya's international perception
is often limited to "all-inclusive and affordable holidays". Yet the
city deserves a much higher brand value with Perge, Aspendos, Side, Olympos,
Phaselis, Myra, Patara, the Lycian Way, the Taurus Mountains, its rich cuisine,
golf courses, congress infrastructure, and natural heritage.
The critical question here is : Does Antalya want to
be remembered for its current visitor numbers, or as one of the most valuable
destinations in the world? These two goals are not the same.
Numbers or Value? For many years, success in tourism was measured by
the number of incoming tourists. But now the real question is:
- How
much is the revenue per tourist?
- What is
the average length of stay?
- What is
the repeat visit rate?
- How is
the destination's international reputation developing?
- Do
visitors recommend this destination to others?
Because true success is not attracting more visitors;
it is attracting higher value. The most important area of competition in
21st-century tourism is no longer building hotels, but building destination
value.
What does Italy Sell? Italy does not sell the sea. Because Croatia also has
the sea, Greece has it, and Turkey has it. Italy does not sell the sun either;
the same sun rises over the entire Mediterranean. So why do people choose
Italy? Because Italy sells the Renaissance. It sells Leonardo da Vinci,
Michelangelo. It sells the Roman Empire, Tuscany, the Amalfi coasts. In short,
Italy has successfully transformed its history and lifestyle into economic
value.
What does Spain Sell? In the 1980s, Spain was also largely seen as a
"sun and sea" destination. But the country did not settle for that.
It associated Barcelona with Gaudí's architecture. It turned Andalusia into a
cultural brand. It made Camino de Santiago a spiritual journey millions want to
walk. It transformed Mallorca from a summer island of mass tourism into a
prestigious lifestyle brand worldwide. Spain today does not just host tourists;
it exports dreams to the world.
What does Greece Sell? Greece's recent past was not easy; just a few years
ago, the sale of some of its islands due to the economic crisis was on the
agenda of the world press. Today, it is almost impossible to find land to
invest in hotels on those same islands. Why? Because Greece did not see tourism
merely as an economic activity. It turned its mythology into an experience.
Greece doesn't sell hotels, it sells stories.
What does Egypt Sell? Egypt's coasts are not as long as Antalya's, and the
number and comfort of its hotels are lower. But Egypt's greatest capital is its
pyramids, the Nile River, the Valley of the Kings and Pharaohs. Because Egypt
has successfully connected the sea with history.
And What Does Antalya Sell? Here is the real question we need to ask, the one
that will force us to face the mirror. We drew the boundaries of the most
comfortable, most luxurious world in Antalya. However, we built such high
comfort walls around those boundaries that this "Golden Cage"
we created overshadowed the emotional and cultural bond the tourist would
establish with the destination itself. The tourist fell in love with our hotel,
our room, our open buffet; but missed the soul of Antalya. We got stuck in a
spiral of mass tourism, disconnected from local tradesmen, the streets, and
ancient cities. A holiday spent without seeing the Temple of Apollo at sunset
in Side, without listening to the wind in Termessos's theater touching the
clouds, without walking in Antalya's citrus-scented streets; is worth much,
much more than a fabulously purchased room service. Then we must sell the story
of these lands to the world, not the square meters of our rooms.
Antalya Stands at a Crossroads. Today, Antalya faces a historical choice : Either it
will remain a "volume destination" that boasts only of visitor
numbers, spinning in the abrasive wheels of price competition, and being
subjected to new complaints every year, or it will write a new story towards
becoming a "value destination" with a high brand value in the
Mediterranean, living with its culture and identity.
No destination in tourism history has become a global
brand solely thanks to its beautiful beaches. Those that become world brands
are those that protect their past, strengthen their identities, respect the
environment, and tell their stories masterfully to the world. Perhaps this is
why it is possible to summarize the future of tourism in a single sentence: The
true value of a destination is not measured by how many people come there, but
by how many people dream of going there.
GOLDENER KÄFIG
Unsere erfahrenen
Was
Destinationen statt. Denn starke Destinationen füllen ihre Hotels; in schwachen
Destinationen müssen selbst die luxuriösesten Anlagen Preisnachlässe gewähren.
Antalya, Mallorca, Kreta, Dubai, Phuket, Bali, Hurghada oder die Kanarischen
Inseln...
Was
ist der Destinationswert? Der Wert einer Destination ist;
keinen einzigen offiziellen "Destinationswert-Index" gibt, versuchen

Was verkauft
Italien? Was verkauft Spanien?
was verkauft Antalya?
